Staging helps you make a good first impression with buyers. (You know the adage – there’s only one chance to make a good first impression!) The goal of staging is to
emphasize your property’s positive aspects and allow buyers to see themselves living there. But staging is not as easy as you may think.
Staging is not an invitation to unleash your decorating skills. A home’s decor is personal, and staging is the opposite. Staging a home helps it to appeal to as many
potential buyers as possible.

Here are a few tips to help you.
Add natural colors – Look at the geography surrounding the home and use natural elements that reflect that area. You want to trim trees, add plants and flowers to soften
spaces and subliminally remind Buyers that life grows here.
Rearrange furniture – Moving furniture to open traffic flow can make a room feel bigger, or arranging it to create a conversation area gives the space purpose. Try not to block
windows, or shove all your furniture to the walls.
Use lots of light – A house that’s illuminated says “come on in!” Open your blinds and curtains to let in natural light, clean your windows inside and out and put the maximum
allowable wattage in fixtures to boost illumination. Remember to make all the bulbs match within the light fixture.
Accessorize the entryway – Add strategic pieces – a table lamp, artwork, mirror, decorative box – to create a statement when welcoming people into a home.
Remember the 3D’s

– De-clutter – go ahead and pack up items you do not need (after all, you are planning on moving – right?)

– De-Personalize – too many Family photos
can make buyers feel uncomfortable and make them feel like they are imposing on your
space.

– Deep Clean – A sparking house should be your goal, both inside and out.
Pressure wash the sidewalk and driveway, clean your baseboards throughout the whole
house. Take care of unwanted odors and make the overall atmosphere pleasant and
appealing. Employ fresh flowers to add a vibrant and welcoming feeling.
