Secrets to Maintaining a Healthy Concrete Slab

Homeowners should be aware of the problems that are inherent with having a concrete slab foundation under their house here in Central Texas. Following these tips can help minimize the effects of expansive clay soils that exist in this area of the world that can wreak havoc on your slab.

*Fix Minor Cracks with Epoxy or Concrete Caulk.

These are available at most Home Improvement Stores. Concrete slabs can develop hairline cracks over time. If minor they can be cleaned out and filled with epoxy glue or concrete caulk made for concrete crack repair. These are available at most Home Improvement Stores (check both the Paint Section and the Concrete Section of the stores).

*Maintain Consistent Moisture Levels

Proper and consistent moisture levels around the perimeter of the house will go a long way toward maintaining a strong foundation. Perimeter rock beds are a good way to keep the ground moist. Soaker hoses or an automatic underground sprinkler system with seeping hoses are also effective means of moisture control. (Just don’t over water!) A good rule of thumb is to use just enough water to keep your lawn and plants healthy. Follow your local water restriction guidelines too.

Often times this can be a valid substitute for concrete piers and other leveling devices. If you call a foundation company make sure they aren’t just selling you piers. (It’s like asking a Barber if you need a haircut!) Get a structural engineering report to be safe and get several expert opinions before getting piers.

*Monitor Drainage

The water that falls from your house must not pond around the foundation. This can mess with the consistent moisture level. Install gutters to direct the water away from the foundation if necessary. A French Drain may be needed as well for low-lying areas that cannot drain properly. Often plants and shrubs can protect the soil around the perimeter as well. Just be careful not to plant anything with a root system that could damage your slab. Check your plumbing system regularly. A dripping faucet or a faulty sewer line can alter the moisture level dramatically.

*Keep the Temperature inside the house consistent.

Leaving the house for extended periods of time can be detrimental to your slab. If you are going on vacation for a while don’t just turn off the A/C or Heater. Keep the inside of the house a constant temperature. Turn it down if you want, but don’t turn it off.
